Here are the details:Purchase price: $125,000Rehab cost: $50,000Sale price: $220,000Closing costs/commissions: $20,000Net: $25,000Purchase to sold: 3 monthsPersonal funds invested: $30,000ROI: 83%The dollar amount isn't as sexy as what you see on all the HGTV shows, but everything is cheaper in the midwest...this is probably equivalent of a $75K+ profit in one of the hot west coast markets :)

But the market is still pretty soft in the area, and I need around $165,000 in order to break even (5% commissions, closing and lawyer fees, plus paying off the 1st mortgage).I've tried and failed to refinance the property on multiple occasions, even through the HARP 2 program, but everyone keeps coming back with, "you don't have a 75/25 LTV ratio, so we won't touch it".

From my understanding, this is illegal and the other broker can lose his RE license, and I believe that Im entitled to 100% of the commission.
