While there isn't necessarily a 12 month seasoning requirement to refinance in this instance, your loan amount will be limited to the original purchase price + closing costs/fees/points if you refinance before the 12 month seasoning period has passed.

Last year I was in Prague for 2 months while I was trying to close on new construction in FL, and i ended up having to do multiple embassy trips (which needs to be scheduled a week in advance), multiple expensive air mailing, and in the end I got back to the US and signed it there because everything was still screwed up.

It's been great for me, but it's a bit more challenging than being close by.

Considering offering $200 now and pay the balance as a closing credit if they wish to buy the property at the end of their lease.

I know my credit went down because I had two lines of credit that I paid off entirely, and decided to close before going abroad in 2021.

I would also continually watch the market in your target area to get a better feel for what is selling, what features are important, and how long houses are sitting on the market.
