The commission isn't even worth showing clients around normally and its just as easy to rent by using other sites. 

If you are looking at any off market deals, you can negotiate with the realtor on whatever fee they would incur for their services, but I suggest sticking with them if you think they are a valuable team member.

They sounded great but then actual contract said must use their window cleaning or blind cleaning company at $40 per window per year or their lawn service at ridiculous rates.

If we move away from a commission payment system, it puts a serious crimp on the agent / client relationship.

I have for things I already mark on my calendars, showingtime, extended client calls/meetings, etc.

I tried Guesty last year, but I had several issues with double bookings and poor customer service.
