I am looking for a good first property to rehab and flip in the Kansas City Metropolitan Area.  

My research suggests this is a solid B neighborhood, comprised largely of young professionals and UWM students.

Just make sure you screen tenants properly, and they will be a welcome addition to the neighborhood.
