I would also include in the lease the need for bi-annual inspections of the unit (I call them safety inspections to check smoke detectors, carbon monoxide detectors are working, for example).- Resolve to always act like the professional you are.

hello, I just received an text message from my landlord stating i have to pay the deductible, due to when my kitchen caught on fire when i was frying french fries, it was't major damages, only to the stove and microwave and these were mines and i replaced that, they only had to paint the kitchen walls they werent burnt just the black stuff from the smoke and we cleaned the walls, but they told us not to clean the walls and asked us to stop. they cabinets are what got just a little burnt mainly the cabinet over the stove, however she still hasnt replaced the cabinets. can she do this i'm from winston salem nc.

We just went through renovating a cigarette smoker cat spray house (an inherited tenant) and after 3 full scrubbings with TSP, soaking slab and subfloors in vinegar several times over several weeks, then painting subfloors with Kilz, duct cleaning, etc., it finally seems to be resolved.

A lot of Chinese guys will also have the habit to smoke indoors, if that is not what you want, also make it clear to them.

Agreement Rules Addendum: this contains all the rules, no smoking, don't wash you car, storage in limited in basement, how to report maintenance, yada yada (my uncle who is a real estate lawyer reviewed and confirmed everything that needs to be in there is, and will hold up in MA court)3.

Yes, moving sucks, regardless of whether they work hard or sit home and smoke dope, but it's not the end of the world.

(coincidentally she had the highest credit score out of all the applicants).Keep in mind if someone has a Section 8 Voucher I give a LOT of leeway on what their credit score is.....I also don't care much about the "income" because I know most if not all of the rent is paid by Section 8......However, if I see a felony or eviction on that background check in the last 5 years.....they are automatically rejected....................If two candidates are fairly equal regarding credit scores, etc....then I will also look at who smokes....anything....at all.......I don't allow smoking of anykind in my rentals in Oakland and Concord....i don't care if it;s legal or not....I will also look at if they have an animal or pet (there's a difference) or not.....I do not allow any pets in my rentals in California......and I will look at how many people will live there....the less the better.In Cleveland, I can't really control all of this because my property manager will deal with this on a day to day basis, but if I happen to get a phone call or text from a potential renter in Cleveland you can best believe I ask these types of questions before I pass the info on to my property manager.

The PM inspected the property, drew up a rental agreement, secured rental insurance, and had any safety issues addressed at the property including the installation of proper smoke detectors.
