You should be able to replace the innards of a toilet, change the wax ring, change all the plumbing under a sink (supply lines, shut off valves, p trap and other pipes) and above a sink (faucet and cartridges), replace the agitator dogs of a washer, replace the heating element of an electric dryer, change the air filter of your central air, replace the ignitor of a gas furnace, replace heating elements of an electric furnace, replace the ballast of a fluorescent light, the list goes on if you want to make more money in rental property near you.

Found that along with mold since they shut off the power to the sump pump.

I would shut the contact from the neighbor down and tell them to call the police with their concerns when the disturbance is happening.  

Reminded tenant of how to shut off water and called plumber.

He plans to leave all of his worth (which also includes a 3/4 million dollar house/land) to the church when he passes away.Please help

Always replace your shut off valves!

Our crew (friends from church 50 miles away) stayed for the delay and we ate Mexican while waiting.At about 1:30 the Magistrate Court officer knocked on the tenant's door and no response, I unlocked it and she shouted inside a bit and then she told us to have at it.

I hope you'll shut down all the noise and do some serious thinking, list making, more.
