Rent out rooms that you aren't using to build reserves and then use that cash to start a direct mail marketing campaign.

If you are looking for flips, then I think you need a concerted marketing campaign.

You may want to consider an advertising campaign to smoke out the truly motivated sellers.

Just a few hundred dollars would do.Buy business cards, bandit signs, enough for a small direct mail campaign, some nice looking clothes to make you look trustworthy if you don't have them.Cheap digital camera off of ebay/craigslist.

For starters I suggest doing some reading here and else where on yellow letter marketing campaigns.
