Now there does appear to be a kind of loophole that hasn't been tested by any court cases yet, and it's where you rent the "whole house" to one long-term tenant and allow in the lease those tenants to sublease out a portion of their house.

I appreciate the suggestion to wait a few more months to see what happens... that may be what we do, but based on my research into the virus & our country's continued lack of testing, I'm not that hopeful for a rebound before the summer.

she has never owned the house, never paid my grandparents rent.She just moved out into her boyfriends... has left 90% of the belongings in house, ripped up the carpeting her and her bf put in maybe a year or 2 ago... also has left empty cans/bottles in the basement because she "cant store them in her car" , I had to force her to give back the keys (she moved out end of March) which she just gave them to me on April 5th.I have someone who will be renting the 1st floor and this is all holding things up.

As I am not looking to give out equity, I am trying to work out a way to take on private loans from these individuals in order to finance the next home, a BRRRR.I have a home identified, this would be a long distance BRRRR, my property management company would head up the rehab project using their certified and tested contractors, and I have a great relationship with my lender for when the project is done.I am new to taking on private loans in this regard, especially when it comes to setting terms and interest rates.This would be the first BRRRR project that I attempt, and the home we are looking at would be an almost "BRRRR light" as most of the work is cosmetic.How do I structure a deal for these private loans?
