If you have sensitivities to the neighborhood or people, then maybe charge market rates and give them a bonus at the end of their lease when they didn't screw you over or destroy your place.

I have a few properties, nothing larger than a duplex though, but at my initial anaylsis, I always estimate 10% vacancy, that way, I'm looking at a bonus at the end of the year rather than a loss (most of the banks I use assume 5-7.5% vacancy).
