I wouldn’t trust your own comps for 100% accuracy as platforms like Zillow syndicate their data from our MLS and often are geographically off and use algorithms that don’t understand the block by block, apples to apples nature of comparisons.

I would definitely fix the carpet asap, unfortunately you will probably be on the hook to have things moved out because of the safety issue.I have been doing full unit remodels with tenants in place over the past couple months and they are a pain!
