Hi MathewMy initial start (>40 yrs ago) was to spend time with a motivated RE agent with a & proven track record & a successful but unassuming private lender.The RE agent was an elderly neighbor who took me aside after he discovered I was the young kid cleaning the sidewalks & mowing a vacant lot (snakes were a problem) etc on our block.

What really bugs me though is there's also another listing close by that is smaller but similar in specs a couple of blocks down the street and across from a low ranking high school where apparently kids trespass frequently.

Such as going 6 months instead of 3 or moving it to 1 mile radius instead of .5.The dangerous thing about moving your search parameters to 1 mile instead of .5 would be in some markets, the sales prices could change dramatically within a matter of a few blocks.

I am rather amazed that my associate do their own property management and they are holding anywhere from 24 house up to 100+ houses.When buying in Baltimore City it is a block by block basis.

Found out there were some issues (floor uneven, no proper foundation - house is on blocks, thinks there's water running underneath without proper drainage system, etc.).
