The bigger ones, are basically not answering their phones, or tell you they will call you back, but they have a big back log, and someone will get back in a week or so.So I have a huge tree branch sitting on half of my roof, with leaves and smaller branches so thick I can't even find the branch that poked through the roof, and the other side of the branch was sitting on an overhead high voltage power line, strained to the max.

Everyone we have networked with says we must have skin in the game to do any kind of joint ventures/learn from them or even join a team, which we would love to do, however we basically gave our life savings to a family member to deal with a health battle.

I agree, investing here in my backyard is ideal, especially for my first few times because I want to be able to get intimate with the end-to-end process and ideally be close enough to drive to my properties within a short time.

We could get an extra $1k monthly without blinking, and there are 3 other ways to add solid income on the property after the 1k (boat storage is super desirable, coin op laundry as tenants drive 15 minutes out of town for laundry currently, small RV park or storage).

The thing I like about the mix of the 3 parks I found is that 1 park is done- the cash flow is steady, expenses are low, maintenance is low, and it's basically all owner-occupied.
