I think what I failed to mention is that in its present condition my condo is in as good of condition as the one that just sold for $83k, so to me, that's $10k of "equity"...by definition if you buy any real estate at market value you start with negative equity (due to transactional costs to sell/liquidate the investment), so even if I just broke even if I had to resell, I view that as still having equity given that fact (not sure how others view that).

As such, that can be a convenient lead source for you if you take a longer term view on it.

It's changing the way I view "conventional wisdom".

The place seems to be in very good condition, one side is rented so we couldn't view it but we would do an inspection before signing anyway.  

If you determine that it's a good, motivated lead set up an appointment to view the property.

I'm finding properties on my own and merely using the agent/broker to view it when I can't reach the seller's agent on my own.
