For the level of hand holding it appears you need, absent showing up with enough cash to buy several properties, I can't see many people getting excited at the opportunity to teach you this business in return for possibly managing one of your properties, if you ever buy one and maybe in a few years another one.

Heck, we invested in SA from Virginia first, and that's where we learned most of our lessons, especially that one :-P So to answer your question specifically, definitely check out your local licensing requirements, particularly those for a General Contractor (or equivalent) and what activities they cover, versus perhaps others which require different or no licensing.
