As noted in prior posts, the key is that everything is done by and for the plan, with limited interaction from you and no injection of personal capital. 

It appraised at 100k as anticipated.

I have done similar jobs to this and there is always something that makes the job take longer or cost more than anticipated. 

I think it will be very difficult to claim that PM company takes no responsibility over people that he contracts to interact with tenants.

The main thing is being disciplined enough to do regular maintenance inspections so you can identify and anticipate upcoming issues.We can’t make the decision, but hopefully this is helpful input.

I don't have a number yet, but I anticipate we won't have too much of an issue getting into most properties considering my partner's financial situation.

I might learn something in the interaction and the worst case there is someone that will be willing to take my call if I need something down the road.

I anticipate the sellers may try to back out of the deal if I request the tenant leaves or try to renegotiate.
