I can see the advantages of being able to get a down payment to reinvest in a small MFR and I will be able to capitalize on my lower interest for some positive cash flow.All of the disadvantages I can think of involve some upfront investment for legal advice and work, time for further education and that's about it.Any feedback will be greatly appreciated.Thanks all!

All, I consider myself a beginner in real estate investing, but savvy in business/finance.

All my properties are in Broward / Miami-Dade and we have seen values decline slightly. 

Wondering what everyone uses to keep track of financials/documentation and in general just stays organized with all of their investing. 

If the cosigner/guarantor owns real estate for example, any unpaid judgement will become a lien on that property and raise the odds significantly for eventually getting paid.If the cosigner/guarantor doesn't have assets like real estate to go after all they are offering you is a promise and last I checked you can't cash a promise!

A local condo that you can easily check on might be a good way to learn the ropes of being a landlord without adding the complexity of long-distance management.Out-of-state investing, especially in areas prone to natural disasters like hurricanes, comes with additional risks.

Of course we'll have to go through municipality zoning processes, but that's the nature of what we do.

Closing costs include all typical including title and appraisal.

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.
