Credit score is also a factor for rental properties for how much the lender will lend.

From multiple discussions I've had and reading posts here, I think I also want to form a 5th LLC to act as a management company, so that I can have one business account and credit card to collect all rent and pay all the overhead and expenses (paying for meals, PO box, RE licensing fees, etc).  

Let's also assume you have the credit qualifications, you're going to have an equity issue in that you bought 10% above market (roughly) and even if you did it owner occupied in your refinance, you are still above 100% LTV so, you are limited even further with your exit strategy. 

Individuals borrowing in their own name will need a credit file in the USA.

My credit isn’t great either due to several factors (some beyond my control).

You can connect your bank and credit card accounts and transactions get pulled in automatically, you just have to code them.

Also make sure the buyer lists your mom as a lender on the property insurance policy, NOT as an additional insured party.
