many threads on them.. they from what has been said require a 3k deposit up front with no gurantee of funding.so its not no money down.. plus I think you have to front rehab and get reimbursed so you need money for that so once you start adding this all up.. you may want to talk to local HML s as well. just to compare the real apples to apples.the biggest complaint I have heard is people pay the 3k and can never find a deal good enough to get through their underwriting and just lose the money.. they do for the 3k though send you some how to books and tapes I think but you can buy that stuff on E bay for 50 bucks.

Might need some extra considerations: 1) the market will have to appreciate (Austin is HOT so very possible). 2) will need to find realtor willing / able to discount commission.3) house might need cosmetic updates to align with whatever next summers home design trends are.

I am planning on building a ADU in my backyard and I was wondering if I should just hire a general contractor and pay lot extra or do my own project management by hiring individual contractors/sub-constractors to do the job.Like - Arhictecture and permit person, plumber for all my pluming including addition sewage and water lines , foundation and framing contractor.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
