Typically the less affordable markets have appreciated more because they have multiple of the following: population growth, diversified economies, nice climate, housing constrained, rising incomes, large variety of entertainment opportunities, housing shortage, high paying jobs. 

That will be the acid test for them. 

It is above ground which are the lesser expensive variety.

People rent for a variety of reasons, not simply because they "can't" buy...

Then they stay put out of sight/mind away from kids or pets.There are some fairly safe dusts that are basically boric acid (Borax) and a sugar/flour mix.

I have had tenants request restitution for a variety of things.  

My advice is find someone similar in your area as they are bound to have deals that they cannot do for a variety of reasons and based on the relationship you have with them and their understanding of your goals, they will become a great source of deals for you.  

I I have a ton more leads but only sent to about 1200 in a variety of neighborhoods to get a feel for wholesaling.

In a short time we  have learned much, especially here on BP, met so many new and wonderful people from mortgage brokers, private lenders, gracious sellers offering to carry notes and a variety of fabulous tenants.
