I rent to every tenant on mine Month to Month leases and am sure I can be more flexible but dont want to press my luck either if things go South with a bad tenant.

But even some arts & crafts run from home can be problematic ex. accidentally cause damage to owner's property (ex. spill -can damage carpet) or cause fire and loss both to tenant and the landlord. 

After separating from the US Navy to pursue my flying career, we became accidental landlords.  

In 2009, I became an accidental landlord when I couldn't sell my primary home in Birmingham, AL after moving to Georgia.

It's new to both of us but we are able to keep each other motivated and have much more confidence to press forward.
