I have been investing for over 10 years and have always heard, if you can go into a property and find a way to submeter it you can force appreciation through a higher NOI.  

And they sort-of force a discipline upon you because you invest automatically and get used to not having the money.

I suspect that, from their perspective, any outcome that results in them being forced to move out is not fair.In California, I am obligated to give 2 months notice for tenants that have lived there over a year even if they are on a month to month lease.

I know it sounds crazy but it might be the only way to make them happy and you cant force them to move so I'd say play nice.
