You could easily take $500K and get yourself in 3 - 5 solid deals. 3) Syndication + Niche Diversification (+MPH/SS) - Do 1, 2 above and add a third component by diversifying into a few alternative niches w/very solid histories and strong future trends by investing in pools of mobile home parks (MPH) and self-storage (SS).I would not advise taking $1.5m by yourself and say I'm going to go into MF and learn the ropes.

Little advice from my experience in corporate world: X% (80-95%) of the workforce is engaged in doing repetitive business that brings in revenue, the other 100-X % is creative employment that device new ways to finding leads and business opportunities, that help corporate advance further and grow. eXp realty is what i have seen to be more successful in the digital real estate world but i would ask you to vet your terms with any other successful company, you pick best 10 and ask them what your terms are if they can accept them. best of luck, vishu

Income = total rent + other income (parking, storage, laundry, etc.) - vacancyExpenses = debt service (your principal and interest on the loan if you have one), taxes, insurance, utilities, maintenance, capital expenses, property management (if you don't manage things yourself.)Of course, this is just one simplified way of looking at the numbers.
