I’m in Nashville which has lots of hills and you can find many SFHs with walk-out basements, egress, and a good amount of natural light.

You can get an A house on the side of a hill with no parking, which might have great tenants, or a terrible house in a desirable area, with tenants that don't pay. 

That would obviously be ideal but make sure that you are keeping tabs on the neighborhoods and that you don't hang onto a property in an area that might go down hill. 

White Oak library in Crest Hill doesn't charge for their rooms but their is an application process. 

Yep, I have read that article.....I guess I am still trying to learn about the risks, like what if the owner claims bankruptcy the day before the auction.....or what if there is a medi cal lien or silent lien I would be unaware of? 

I'll echo what @Travis Hill said, open up Redfin (my preference of the bunch), type in a county in NJ close to where you're thinking (Essex or Morris county, perhaps), zoom out as much as you want, set a filter by clicking on "Home Type" > "Multifamily", and click on "Remove Outline" at the bottom of the map.
