Give in now and be prepared for the floodgate of demands over TONS of other stuff They just realized that you are soft and can be pushed around....have fun with that.....Yes, throwing down some seed is easy and cheap....... and I would easily have done that for a nice and respectful tenant that asked for it.....but be an a-hole and threaten me with discrimination allegations and its GAME OVER......this isn't about how easy or cheap the fix is....this is about your future relationship with these tenantsThis is a test..... who runs the show.... you choose......

@Chirag Shah We try do monthly drive-by's, a quick inspection every 3-4 months (have a checklist for that), and a detailed one once a year (have a checklist for that too).We have a twice a year HVAC maintenance contract with a servicer for $140, checking the AC in spring and the heating in autumn and making sure they are prepared for the season.Pest control is the tenant problem, but I'm thinking to do it once every 3-5 years (mostly, for termites).

I'm not an accountant, but if you travel specifically to close on a property and prepare it for rent for the first time, you should be able to include that in your cost basis and depreciate it over 27.5 years.

I know on listsource.com you can add a filter for properties in a pre-foreclosure state, which means it isn't being foreclosed on yet, but the bank is in preparation to do so.

If they know the landlord / tenant laws in PA they will surely drag this process out for a few months... and once they appeal to Common Pleas court your best to hire an attorney... this 'aint DIY court anymore (and that's where the charges begin to pile up).Wile you might "win the battle" by getting your tenant out sooner, be prepared to spend some time & money getting the place ready for your next tenant.
