I’d suggest starting out by networking with as many other investors as possible and being an active participant in the forums.

I have found three places to find local foreclosures, but I don't have all the knowledge to participate.

Other solutions we didn't evaluate but are on our list are: PayRent.com, TurboTenant, and RentecDirect.For May, we have moved about 50% of our tenant base to Rentler, as that's the clear preference of those who participated in the testing. 

You see, a majority of these investors prefer to stay under the radar and don't actively participate in meetups or local real estate clubs.

Setup the proper business structure requires at the minimum three participants to do it correctly: Attorney, CPA, and the general partners.  

Ultimately, the two objectives are to defer tax on the sale, and participate in 50% of the profit/loss and appreciation of the new property.Perhaps a better way would be to use the $250K proceeds to purchase a 25% interest in the $1M property and have my parter get 75% interest while being solely liable for the $750K mortgage?
