I'll try to post some updates as we get units back online, but I'll be plenty worried until we can prove out our projections....

Example: 6 months X $2000 Rent = $12,000 That is $12,000 you will be negative that the calculator doesn't account for.I do know that the calculator is in BETA and there is a warning about that but I just wanted to let everyone know that the tool should not be used without this consideration.  

Any other sites that I've found online point to the 2+1 rule for California. 

One is online 24x7 like BP and youtube videos and another essential facet is belonging to a few local REIAs at the same time.  

I spoke with the VA asset company that handles all properties and even the lady told me that they have only been managing the VA accounts for 4 years and they wouldn't have any record anyway.

We are currently looking for a good buyers agent, an insurance company that can do both the companies insurance as well as builders risk and vacant home insurance and an accountant that not only works with but is a real estate investor. 

My backgrounds are in economics, accounting (CPA candidate), product design, & engineering — I know, quite a lot but I’m a lifelong learner.
