Patti you would need to look at your risk exposure.Typically sale leasebacks are much longer than 8 years.With a mom and pop tenant  you would put 35 to 40% down as the likelihood of failure is high versus a corporate guarantee from a national chain.

Here in Canada, the process is well defined and requests can be made though any police force (national - RCMP, Provincial - QPP, OPP, NF Constabulary, or local) or, in certain situations, though specificly designated agencies (those who perform digital fingerprint services, or those who can perform name-based checks)

Russ Brantley It's on a nice street right across from an elementary school and city park.

The house is a triplex and is being nicely renovated inside and outside, but the property itself is an eyesore, as the parking areas are in bad shape, there is no grass, the dirt has washed away and the ground is uneven, and there is no fence. 

In Columbus, I know there is REIA and I believe it is connected to a more national organization.

I know that Dallas, Fort Worth and Austin are in the top ten in the nation for real estate investing. 

It's in the same parking lot as the main BP building, in a two story puke green building.
