Unless you want to say people who have jobs don’t have time to find a new home to live in. 

As others have pointed out, buying down rates in this environment is not recommended for a variety of reasons, but mainly, there are still quite a few who believe rates will be lower over the next 1-3 years.  

I speak with individuals that have no planning done at all but they can't wait to tell me about their entity.  

If you are in the industry then you already have the connections.

Any recommendations are appreciated.If you're just getting the walls done in the factory, and they have to be assembled onsite, you're going to have a hard time finding contractors on your own.
