Hello BP, Looking for a bit of insight here as I am looking to bring leasing in house...My partner and I currently own/operate our portfolio of ~250 MF units, in Miami, FL.

Most people I know love the gas  stovesThe unit cooks with Electric- - take it or leave it. 

I have a condo in an association where balconies are unit owner responsibility - thankfully I do not have one.

I worked with one that gave detailed statements for dozens of units in West Virginia.

I’m looking at an apartment unit that could give me the ability to house hack for a bit with the new people I am going to live with that’s why the 3 bedroom caught my attention.

The property is 18 units spread over 5 buildings and honestly in really good condition. 

Just lost out on a lakefront 4 unit lake in Lake Ozark but I found out it was in foreclosure when I put in an offer.

their bookkeeping software leaves a bit to be desired though, i always have trouble connecting my bank accts so i just manually upload the file monthly now. i'll live. i like how simple it is. with RR tenants can pay through the app, they get reminders, you can manually send reminders, they can make partial payments throughout the month, you can pay $5/unit to have their on-time payments reported to the credit bureau to help build their credit, you can do apps and background/credit/eviction report on there.. and yeah in MA there are just so many stipulations around how security deposits can be used i'd rather just not even deal with it. 

Thought about making a 1 unit (2bed/2bath) or 2 units(1bed/1bath) on it out of shipping containers.
