Cracks in bricks outside and in the ceiling- Wood paneling throughout- Needs new roof- A/C probably should be replaced- popcorn ceilings throughoutComes with a shed out back that needs some work but could have some appealI'm thinking this has at least $50,000 worth of work- $15,000 foundation- $10,000 roof- $5,000 kitchen- $2,000 un-popcorn the ceilings- $5,000 replace wood paneling- $13,000 general other things I'm not thinking of but will happenWhat are your thoughts?

Two years later, when I rehabbed the kitchen and dinning room, I contracted tiling out, not because I couldn't do it myself, but I paid someone to do it in two days, where it would have taken me probably a week while working a full time job.I think there is a benefit in doing a rehab yourself just so you know what goes in to it.

I am touring the place soon but from pictures it looks like there is good flooring and cosmetics but the kitchen and bathrooms are old and could be updated with new appliances.
