I have always had title do them for me, but sometimes I need them right that instant and would rather type it up myself.

I love the instant equity and new construction but do not like the negative cash flow.

Also if you have instant bookings on, make sure all guest requirements are on! 

My instant thought was "How can this be?!

"deposit $50k to get 100k or 150k in new cash value"  There is never a point where your money instantly or magically doubles or 3x's itself into new cash value. 

Same monthly rent amount, just in two installments based on their payday, with some wiggle room to get the money to you. 

The buckets or what I call my 4D approach to apartment investing is the Deals, Dollars, Direct (managing the deal after closing), Done (the payday). 

It also makes you potentially vulnerable to being sued as attorneys see a nice payday with the equity in the home.
