I was told at that time that Ben did not have the means to accept payment (their Square device) and we did not further this conversation.Soon thereafter, on Date Feb 1, Ben YYY had his rough plumbing inspection for XXX 7th St scheduled and failed inspection (very substantially failed to a point where it was not completely clear what inspector’s expectations were for re-work).

You'll need a good GC for the constructionYou'll need an estimator or inspector for initial screening of propertiesYou'll need a hard  money lender for acquisition and renovation and then another lender for the long term financingNot to mention, an investor friendly title company and solid hazard insurance company and then once you're up and running a property management company.I would go to local REIA's or Meetups and network, find these people and create my team before I took one more step forward.Stephanie

True, technically we could cash advance our credit cards, pull from retirement funds (Roth IRA, 401k and mutual funds), but we really really don't want to.I apologize for not poking around on the forums enough to answer this question myself, I tried for a few hours but couldn't find an answer with enough similarity or that could help out enough (I am absolutely sure there is, I just wasn't looking in the right places).Assuming we find a duplex/triplex that looks absolutely perfect to 2 general home inspectors and it comes with 1 vacancy (for us) and the rest rented with leases and they are perfect tenants.
