I plan to put two duplexes on the property but with this high appraisal is there a smarter thing to do to pull that money out of it or just use it for better collateral for the construction loan most banks will lend on the transfer price within a seasoning period. we face the same issues for land entitlement and development.

We would recommend just listening to some podcasts / Youtube or jumping on FB and looking for Note Groups. 

That being said, I think there might be an opportunity for this program to be expanded as the the politicians seem to finally be understanding that they need to do something to fix the lack of supply of new construction homes and I'm thinking this program may end up being a part of their solution.I've tried finding some real meat/details on the program but all I can seem to find is the broad strokes at a really high level.

if you do that, can you do the cost segregation for the new apartment complex you buy through 1031 exchange?

We had a small portfolio of Hard Money Loans over the years that have since been paid off so not new to the lending side. 

And, even if you do find a seller, you're looking at a minimum of 6-12 months of due diligence and financial review.Plus, the new owner is likely going to want you both to stay on for a least a little while after the sale!

I have a feeling that they are going to ask us to meet a reserve price, but I don’t know how much sense it will make to increase my offer.
