In fact, I'm the only customer, so I won't be suing myself.

Just stay in the triangle of Truckee, Hwy 89 and Hwy 267 and it should do pretty well so long as you have a good property with good customer service in place.  

My direction is after I get the process and footing under me, to work for myself and never have a boss again (besides the customer / tenant / investor or purchaser) eventually want to work with a great team and more so with friends and family to build each other.

I use minimum night stays but these are much more difficult to keep up with than on Homeaway/ VRBO.I wonder if increasing the cleaning fee and lowering a nights stay would put off some potential customers than just think they are being price gouged on the cleaning fee?

Hey BP Community.I have been in the RE game for around 5 years and it's going really well.I own 5 properties that equal 9 units now that I rent out furnished and usually shorter term (1-4 months).I manage the places myself and charge pretty high rents since its shorter term and furnished.I pay for all utilities, and wifi etc. 

Find the office that has plenty of donuts and coffee and lots of people hanging around bs'ing about last night's game, or how their one-and-only contract fell out and are ready to pounce on any breathing body that comes through the door.  

Lowes has some plastic surrounds that look like subway tile, pretty cute, but you could also clean the tub surround and paint the grout lines with a very light gray “grout renew” paint and sealer by custom at home depot.

I haven't been motivated in real estate but I recently got remotivated and ready to get back in the game.
