Has anybody gone this route?

With rates as high as they are and RTVs this low, I'll probably barely breakeven (if that) if I did standard 80LTV.I like cash flow.

Or should I back out? 

Like I said this is our first property and it’s a special case since I use the portion of the house (in the bedroom) as my office and we rent out technically 3 bedrooms 2 baths to renters.

This was our first heavy project without a more knowledgeable GC as our partner.

I typically use regional banks to fund my deals but my 2 go-to banks have either slowed or fully stopped investment loans so recently I've connected with several online brokers but all came from ads or they reached out to me vs personal recommendations and intros so I have concerns. 

I found out from the seller that 2 of the units pay through cash app, 2 are on Section 8, and the rest they pick up in cash.

This happened almost a year ago and I have not been able to reactivate my personal accounts.
