Getting further along on the amortization schedule, you immediately start paying more each month toward principle than you were before you paid down the 40k. helocs, by definition, are riskier than 1st mortgage positions, so those intro rates only last 6 months or so and revert back to whatever the current ongoing rates are. just looked at my heloc rate, and it's at 3.75% vs low 2s you can currently get on a 30-yr. here's a no bs working file that @Daniel Weed had created that you can fill out and see for yourself what, if any, velocity you're going to get: https://www.biggerpockets.com/files/user/DanWeed/file/loc-vs-mortgage
