It does come down to your goals, your time to allocate, your business sense, your ability to bring or raise capital, and what you are trying to accomplish.I am personally not a fan of short term rentals, as it appears regulations in many cities keep making it harder.

 I did a virtual drive through Faygo town a few days ago, which I think is called the Hunt neighborhood.There appeared to be a lot of empty acreage of stubbed in lots . 

Do the values appear to be accurate when you've reviewed them?

The property is not in a historic district, but good point on minimizing the appearance of the scope of work.  

Given that your primary goal appears to be generating cash from flipping, there aren’t many tax advantages available in this scenario.

So it doesn't appear the LLC will solve the problem. 

They keep the property in a condition that it appears owner occupied with a pride of ownership.

So it seems to many people like our commissions are really big (and sometimes they are), but not as big as it first appears once you do all the math with expenses factored in.
