So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

(forced air, steam radiator, hot water baseboard, etc)?

My water usage bill is the same,  general lability coverage is the same, if and when I have to replace my water service line it will cost the same, the cost for my lawncare and snow removal costs the same, exterminating services cost the same and the list goes on.   

Asking price: $399kRehab: $65kARV: 570k The roof was replaced in 2024, the water heater in 2019, HVAC in 2019.The house looks to be in good condition..., but will need some cosmetic repairs. 

What is the best way to assess and submit for claims with insurance with least resistance from the insurance company ( assuming it’s not a smooth process.

If people think houses, or other assets, go up linearly then I am at a loss for words. i was on a cruise last fall and my wife made friends with a lady in Art Class and it we had dinner with  her and hubby.. turns out hubby was on the Board of American homes for Rent... they own about 30k homes.. they morphed from buying from others to building their own.. and then when rates rose they stopped and are just treading water at this time.. at least thats the report for that company..

Some of them are under water and would need to bring cash to close after paying commissions and closing costs. 

I would draw a circle around 30 minutes of you in all directions (not into the water of course) and then 60 minutes and run some data there first before packing your money up to ship off to a market you don't know.

And high water bills .Properties in Balto are cheap for a reason .
