I just did a fix and flip on Gemini Trail in Harbour Village in Georgetown earlier this year and made approximately $40,000.

Vacancy -Banks like to see 8% but a range from 8-10% is good.Garbage - Some communities bill this separate or combine it with water.Cost that people forget are snow & ice maintenance, village license and inspection costs, accounting, and annual preventative maintenance.   

I'm looking for some advice/suggestions on which villages to look into.Thanks

A cop friend of mine in the OCU (Organized Crime Unit) told me 38118/Parkway Village is out of control and that the Hoover Street Cripps have taken over..

There are more dining and shopping options now that Mery Brickell Village is open, and along South Miami Avenue & Brickell Avenue.

Bought a new home in "Disneyland for adults", The Villages in FL.

Instead of Village View Apartments, it could just as easily be "Village View Apartments, presented by Taco Bell" or something similar. 

But Little Italy and University Village seem great (plus we live nearby and daughter goes to school nearby so could be better) as well.Would I be better get a Mgmt company starting off while I get my feet wet again?
