I know we are paying more than say a production national builder but our quality is so much better.. the folks that buy our homes are not looking for the best bang for the SQ ft price wise they are looking to have say in upgrades..

I sometimes advise buyers to get an under-rented property that may be below market rent, maybe do some upgrades, and after rents are increased you'll be close to or above the 1% rule if you don't start out that way.
