In addition, there are some units (2) that are vacant which I'm trying to determine how much those can be rented for (assuming no upgrades made to units/overall property).

But our product sells because of quality and included upgrades ..

I know we are paying more than say a production national builder but our quality is so much better.. the folks that buy our homes are not looking for the best bang for the SQ ft price wise they are looking to have say in upgrades..

I sometimes advise buyers to get an under-rented property that may be below market rent, maybe do some upgrades, and after rents are increased you'll be close to or above the 1% rule if you don't start out that way.   

So, if budget becomes an issue dig into what upgrades make the most sense.

For primary residence #3, we bought in the path of progress; so, not a live in flip per se but similar in that we will get high organic appreciation and also add value through easy rehab such as refinishing floors and railings, replacing fixtures, improving landscaping, upgrading tile, etc.
