Use a stock market that has risk which is totally unpredictable.

The question is open ended, and in spite of your 5 scenarios, there are lots of other unpredictable things that can go wrong as well.

Congrats on having that equity in the first place- if may not feel like it right now because of your unpredictable income, but many people on these boards would love to have that equity to play with, you're already winning, just have to figure out how to maximize your gains and make your next move.

Market Volatility: Real estate markets can be unpredictable, and they often go through cycles of booms and busts.

But don't fool yourself that cash flow is rent less PITI or you will be in for an ugly surprise with those unpredictable, but inevitable surprises occur.

The Bellaire market is a bit unpredictable; some homes sell super fast while others linger for months.We have a lovely home in Bellaire, but it doesn’t have a pool which seems to be a popular feature around here.

Real estate investments may be unpredictable, but with a bit of perseverance and a positive outlook, you can still come out on top.
