My key area is the Winter Garden-Kissimmee-Davenport triangle in Florida (basically within 30 mins from Walt Disney World) and I also have a special place for the Space Coast, but of course a cashflow property is a cashflow property.

Make sure you account for ALL of your numbvers and you are seeing a positive cash flow after all of it. and, nothing against investing in markets other than where yo ureside, I actually reccomend it to those that live in So CA like myself and other areas and I do it myself, but consider, Research Triangle for something closer to home.

New construction for-sale prices in the Triangle are such that I'm not sure how many properties would meet that criteria.It used to be that builders would discount the first tranches of units to get some sales momentum, and then steadily raise prices on later releases.
