Does it just comes with trial and error with this being your 24th property?

Hi @Nathan Clark thank you for sharing your experience with us and even though there were trials throughout the process all was not lost, the property is cash flowing and your zeal and perseverance will definitely pay off on your future deals.

If the opportunity doesn't come along, no worries, I'll self teach myself through trial and error.

So I cancelled during the trial period.

I'll do a trial run and post an add on Craigslist to see what kind of response I'll get.

My name is Ed Adelino and I live just north of Boston in Peabody, MA...city next to Salem witch trials of 1692 for all the history buffs out there.I don't have real estate experience, yet. 

And attracting good tenants is THE goal.I've learned by trials of fire in buying houses in all kinds of neighborhoods (except the worst slums) --  all the way from trashy houses in low income neighborhoods to one I own right now, on a private golf course.  

This type of hands-on environment is not for everyone..but it is for folks who want to dramatically shorten the curve and avoid lots of trial by fire!.

They filed multiple bankruptcies without following through on every eve of my trial date.
