Most S8 tenants have a history of bad decisions, often having convictions, evictions, bankruptcies, chargeoffs, collections, garnishments, etc.

I have to decide if im going to use a new injection of capital from the sale of my primary residence to:1) Hold in treasury bills at 4.5 percent until I find another property to purchase2) Pay off one of two existing mortgages, one at 3.75 percent and another at 4.5 percent3) Just find something to buy that beats either of those percentages on paper and be done with it4) Possibly loan out some hard money/broker it to a friend to allocateIts never an easy decision, but its a good problem to have.

The only inspectors I recommend are ones who have a background in the trades themselves because they actually know their stuff, but some buyers have read somewhere that they shouldn’t trust their agent’s inspector recommendation and they hire somebody else who doesn’t have any real hands-on experience building anything.  

All in all - owning a place to rent to other people is a business, and business decisions need to be made based on that cold hard facts and not on an emotional basis, unless someone wants to quickly go out of business.

5-year prepay often has the sharpest pricing, but, 3-years can often be a nominal trade off or happy medium.

My basic assumption is I would be trading a certain level of cash flow for increased appreciation over a period of 10 years.

I've done Crypto, stocks, businesses, ecommerce, trading bots, ponzi schemes etc. 

Dumb decision that I don't support, but I don't think 1 DUI should be a character killer.
