We go down to a 75k value/purchase price for example and some of the same tests that a loan this size may fail for a standard mortgage would not be an issue.

As far as jumping straight into apartments, this is where I have actually seen several doctors who I know personally fail (they got taken advantage of by their partners because they didn't have the time to be involved and supervise, or the knowledge they needed to avoid being ripped off).
