Wow, @Ryan Dickerson I love your post because you seem to be on the right path.Figuring out your construction cost and building your team prior to entering into deals can alleviate a lot of stress during the project.Also, your respect and understanding of the value of a general contractor's time is impressive.

Because most of the tools you have access to are a figment of imagination pushed by self-aggrandizing gurus and the Real Estate industry … because they only make money when you’re buying.Again, let me stress I’ve made a lot of money over the last 3 years.

There's huge liability in PM and guessing can be really expensive and stressful. 

. $10k  before capital gains tax sounds like a huge headache - HYSA or some index funds would get that with far less stress I warned them about buying cheap properties and trying to do a renovation from 2000 miles away with no experience.
