I'd like to have an agreement that has clauses that allow me to sublease to property, and stating that the tenants would be responsible to pay for any sustained damages while under the lease term, if they so chose to not buy the property.

Both sides rented out would be cash flowing over the mortgage and expenses (not exactly sure how much cash flow) so I know it will be self-sustaining.

The property I'm looking at looks like it has sustained some damage from pissed off former owner also.

A lot of this post has resonated with me.

With $140k alone, no, you can't make enough to live off of, BUT you can get a great head start on a portfolio that will eventually generate enough passive income to sustain you.

It's sustainable but with reducing effectiveness.

Luckily, my wife is a nurse with a well-paying job, and with savings could probably sustain with me having no employment for a year. 

My suggestion resonates with what other bp members have recommended; widen on both sides.
