Everyone thinks they can sue to solve the problem.Do you realize how much it will cost to hire an OOS attorney to sue the turnkey company?

The properties are valued too high that the best confidential rent does not justify cashflow.Any clue of what I may be doing wrong?

They either have a professional do it....and one that YOU approve before..... not Joe Blow Handyman that you have no clue about..., or its a NO GO...

That being said self-management is not for everyone - if you have a very low stress and problem solving tolerance or are for example a super buys executive it likely wouldn't make sense.
