I don't think $175/month is good in Florida (or anywhere) for 30 percent down, but it also depends on what the rest of the block and area is like and if there is appreciation scale.

@Alex Lee - A conventional renovation loan is not an FHA loan and requires a larger down payment...with the Homestyle renovation loan you can put down as low as 5%.If you can do Homestyle instead of FHA 203k, I think that is a bit easier since there are not as many regulations and requirements.  

I understand that not every project will be a success, and I am okay with that.However, when it comes to financial wins, which option do you think offers a better financial outcome?

I think too many REI focus on either CF or equity, which is a mistake.

The cost breakout seems very helpful too I think that will help a lot of people.

With the addition of projects like the orpheum and the waterfront development well on its way I think Dover might be one of the best buys along the seacoast right now. 

You can use this property to hedge any others that you add that may only cover themselves, or require supplement until they are paid off.HOWEVER, if you have decided that your goal is to use Real Estate as a stepping stone to build wealth by upgrading the property you hold each time (condo to house, house to 4-plex, 4-plex to 8 unit, etc) then I think you are right to sell now while you think the property is at the top of it's appreciation.It will be hard for anyone on BP to tell you what to do as we don't know your goal.You are right.
