It appears TurboTax (downloaded version/Forms) doesn't have the capability to report an exchange of one residential rental for two residential rentals.I am entering this transaction myself through TurboTax, but I would appreciate feedback from the community on the correct forms that need to be filed.

Lenders that offer DSCR loans generally don't have a cap if the mortgage payments are paid on time and the borrower has the credit score, down payment (or equity if a cash out refinance) to qualify.

They would target low income borrowers with low credit scores (hence the "sub" in subprime mortgages) and foreigners who were not fluent in English and provide them mortgages, often times more than one.
